テキサス州の小さな町に「ヘルハウス」と呼ばれる農家があった。高校生のクレイグは同級生を連れてその家に入るが、幽霊が出ると言われている貯蔵庫で女性の首吊り死体を発見する。テキサスを通りかかったサムとディーンは心霊現象のウェブサイトで事件を知り、さっそく高校生たちに聞き込みをするが、彼らの証言はバラバラで真偽のほどは分からない。高校生の狂言と疑いながらも農家を調べていると、心霊研究家を名乗るエドとハリーに出会う。事件を掲載したウェブサイトは彼らが運営していたものだった。
